The property purchase process in North Cyprus involves certain technical steps that differ from Turkey and other countries. Correctly understanding each of these steps protects both your legal security and the value of your investment.
Step 1: Property Research and Title Verification
The first step is researching the title status of the property you wish to purchase. Research at the North Cyprus Land Registry and Cadastre Office will reveal whether there are any mortgages, liens, or encumbrances on the property.
Step 2: Preliminary Contract and Deposit
Once the property is decided upon, a reservation agreement is signed and a deposit — typically 10% of the purchase price — is paid. It is critical at this stage to register the contract with the Land Registry.
If the contract is not registered, there is a risk of the seller transferring the property to someone else. Never skip this step.
Step 3: Purchase Permit Application
Foreign buyers apply to the Council of Ministers for a purchase permit. This process typically takes 6-12 months.
